Description
Proper Hospitality is seeking a Corporate Director of Feasibility & Asset Management to join the Corporate Team. This position will be responsible for launching the Asset Management platform and leading feasibility analysis. The goal is to create value in the existing portfolio and contribute to the growth of the Company. The Corporate Director of Feasibility & Asset Management will be a key member of the senior leadership team. As a representative for the ownership group and working jointly with the Proper Hospitality Operations Team, this position will be responsible for optimizing the performance of our portfolio of lifestyle hotels and maximizing each asset’s full potential in the areas of revenue generation, market share penetration, expense management/profit optimization, colleague engagement, guest satisfaction, capital investment/planning, and asset preservation. The Corporate Director of Feasibility & Asset Management will also partner with the Acquisitions & Business Development Team on feasibility analysis and modeling to assist in the successful execution of hotel investments and 3rd party management growth. Maturity, strong financial acumen, superior communication and listening skills and knowledge of hotel operations are critical.

Responsibilities:
• Act as an owner on a daily basis to achieve the goals of each investment, lead and execute the investment strategy and take ownership of how to best execute that strategy.
• Proactively deepen constructive working relationships with Proper Hospitality’s Corporate Operations Team and property-level operations team on each asset. Partner with them to analyze, monitor and maximize the value of and return, on individual assets and the portfolio.
• Have a thorough understanding of all factors affecting markets and submarkets and the impact on the portfolio, including a strong understanding of demand generators, revenue management, sales process and yield 
strategies to maximize top-line performance.
• Use research, industry analysis/benchmarking, accounting, hotel financial analysis and computer modeling fundamentals to analyze hotel operations, hotel business plans, hotel capital investments, sales & marketing plans and hotel strategic alternatives.
• Constantly examine and monitor operating performance of individual assets and evaluate all expense structures and operating practices of the portfolio, driving operations team and holding them accountable in efforts to maximize profitability.
• Identify and execute short-term, immediate and long-term value enhancement opportunities that provide attractive returns on investment.
• Identify risks to the portfolio and lead efforts to mitigate such risks.
• Complete on-site property reviews at each asset a minimum of three times per year, or as needed, in order to proactively manage and facilitate strategy execution.
• Document recommended strategies to improve performance; articulate such strategies and performance metrics to ownership and other stakeholders regularly.
• Assist in ongoing processes, including: financing and lender reviews, transactional readiness, capital expenditures recommendations/approvals, labor strategy, renovation design and construction, and brand compliance.
• Maintain compliance with all major documentation impacting each asset, including, but not limited to, management agreement, partnership documents, ground leases, and loans.
• Oversee the preparation of all monthly, quarterly and annual reports for all assets. Perform monthly financial analysis, performance tracking, and ongoing review of all metrics, including STAR data, yield management and channel data, forecasts and financial statements.

Qualifications:
• The desired candidate will have a minimum of eight years of broad experience in hotel real estate, and a minimum of a four-year degree in hotel management, business or finance.
• Expertise in hotel operations, marketing, revenue maximization, strategic planning, budgeting, forecasting, and effective staff leadership and motivation are critical skills. A deep understanding of property-level cost issues is essential.
• Results oriented and hold the team and his/her self-accountable, with the ability to work across an integrated organization to lead productive improvements. 

• Detail-oriented person who can tackle numerous projects simultaneously.
• Complementary quantitative and analytical skills with emotional intelligence. 

• Collaborative and transparent. Reputation of exemplifying the highest standards of integrity, honesty and discretion.
• Hands-on, positive “can-do” attitude. Self- motivated, well organized, and results-driven. Leads by example.
